Villa Arka is located up a steep hill travelling from the beach by the Albatros Hotel, the road that the villa is on comes out on the main Dubrovnik Rd, opposite the Tommy supermarket. The last part was very steep, and about 20 minutes brisk walk to the town centre.
The villa is cheap and good value for money, and the views from the balcony by the pool are excellent. The room we had was quiet, clean but basic, with plenty of hot water available when needed, pool was small, but clean. For the price of the villa I was not expecting luxury accommodation, but i’m afraid that their were many individual problems encountered. The owner did not pick us up from the airport as previously arranged, and did not offer any apology. TV didn't work, kitchen layout was poor (couldn't access freezer, and window couldn't be opened when using hob). Wardrobe doors were broken, no hooks/ rails in bathroom, door handle broken, hardly any cutlery, BBQ area was filthy. The owner was very friendly, but I believe rather neglected his duties as owner and the responsibilities to his guests as he was always too busy and never around.

We spent fantastic 10 days at Villa Arka. It was everything we could have hoped for and more. Andro and his family are really nice and so helpful. We didn't want to leave when we had to go home. I know all of the other people who stayed there felt the same way.
The view is absolutely amazing-out over the bay. You can see Dubrovnik and the islands and it looks great at every time of the day and night.
There is a large sun terrace with a pool that is just the right temperature and lots of comfortable loungers and table and chairs (with parasols). If you prefer the shade there is a very large table with adjustable awning/ parasol above it. You don't even have to wander down to the nearby beach as you can swim in the pool. If you do want to go to the beach, it is only a few minutes walk away.
We had a brilliant barbeque there on the Saturday night. There is a built in BBQ area on the sun terrace. If you are asked if you want to join in with the BBQ say "Yes!" You will not regret it.
The rooms are lovely, the air-conditioning works great or you can fling the windows open for fresh air too. The windows also have adjustable Venetian style wooden slats outside the window. You can open them or use them to shade the room if you prefer. It's great, it suits everyone's tastes. I never noticed any noise at night-time and I slept better than I have done in ages. The bed was really comfortable too.
The bathroom has a wonderful power shower and the apartments are ensuite. In the kitchen area there were lots of cupboards, pots and pans, cutlery, glasses and cups and saucers. We also had a four burner hob (3 gas and one electric ring) with a full size oven, a proper fridge with an ice box/ freezer compartment. We even had a table and four chairs in the apartment and a TV. What more could you want? You could have happily spent a lot of time in the apartment but it is so nice out on the patio/ balcony sun terrace that you'll be spoiled for choice.
There is a great supermarket just up the hill and across the road from Villa Arka. It is only a couple of minutes away. It has a bakery instore too so fresh bread and groceries were really easy to get. It sells cold beer, wine and other alcoholic drinks too so you don't even need to go into town if you don't want to!
The stroll to the 'Old Town' is really nice. The road goes along the beach front and is shaded by tall trees. This is great in the heat of the day (it was nearly 40 degrees some days).
Everyone is really friendly and it is so laid back and relaxed. What I really liked about Cavtat was the fact that people don't hassle you to go to their restaurants or buy their products like they do in some resorts in Europe. The waiters are friendly and do a good job but no one rushes you when you are having your meal or just relaxing afterwards after eating too much delicious food. People are very helpful too in shops and everyone speaks English.
So you can eat out easily near Villa Arka or you can cook for yourself in your apartment. It is the perfect holiday destination. We will definitely go back again and again and again. Go on, book your holiday (just leave an apartment available for me too).
